Advance Terrafund REIT purchased 624 daa new land in Oct’23 at an average price of BGN 1 904/daa (+2.0% MoM). The fund reported the sale of 0.64/daa for a price of BGN 6.4k, translating into average price/daa of BGN 10k. However, as this land plot is very small, quite untypical for conventional agricultural use, conclusions about the agri land market direction should not be drawn upon it. The land portfolio reached 175 626 daa (+0.4% MoM). The expected revenue for the 2023-2024 agricultural year is BGN 9 495.2k (+5.1% YoY) with 18.2% of it already collected. The significant increase, compared to the 2022-2023 season is due to increase in the average rent price to BGN 64.93/daa (+12.8% YoY) and despite a drop in the rented area to 146 238 daa (-6.8% YoY; 84.5% of the rentable portfolio).
